When purchasing a home, you are faced with a multitude of decisions, are you prepared to buy? Locating the perfect home might seem daunting, and the thought of obtaining finances scares many. However with my by your side I can guarantee we will be able to tackle all these issues together. What do you have to lose? The answer is nothing...what do you have to gain? everything.

 

I will be by your side every step of the way, my goal is to make this process as accomodating, efficient, and cost saving as possible. First by preparing your offer in such a way, that sellers will percieve you as the most preferred buyer. Second I will locate and assess properties which meet your specifications, while finding out any details that might effect the enjoyment of your land, such as easements/enroachments/oiltanks. 

 

One thing that sets me apart from others, is that I know current homes on the market like the back of my hand. I can help you determine which properties are at "fair market value" and in good condition. While also informing you on any factors that are affecting the current area and how that might affect your purchase.

 

How To Begin


Your first step in purchasing a home is to ask yourself why are you buying. To build equity? To own your own sanctuary? Starting a family? Next ask your self what do you want? List out the kinds of homes you want and where would you like to be. Remember to distinguish the "needs" from the "wants". 


Then you must choose an area, community, and neighborhood.Is the future economic climate for the area suitable for your plans? Are businesses moving in? Is there government investment? Are people moving in or out of the neighborhood? What is their age, income level, family size?Are there plans for this neighborhood that you may be unaware of (i.e. a future highway, a commercial development or a new housing development) that will provide competition on resale?

  1. Will you need multiple bedrooms, more than one bathroom, space for a home office, a two-car garage?
  2. Do you have family members with special needs? Will you plan to have kids?
  3. City or suburbs?
  4. Proximity to recreation or work.
  5. Will you need a spacious backyard?
  6. Do you have any animal companions?
  7. Is there adequate storage?
  8. Do you need any renovation to make the home move-in ready for you?
  9. What service providers (cable, Internet, telephone, Satelite) are available in the area, and is the house completely wired for each?
  10. Can you hear me now – how good is the cell phone reception?
  11. What are the yearly property taxes?
  12. How much will utilities cost each month?
  13. Does the house use gas or electric for the furnace, water heater, and appliances?
  14. Are the major appliances dated, and which are included with the property?
  15. Has any major renovations or repairs to the house been done, and if so, when were they finished?
  16. For example, how old is the roof?
  17. Has water ever damaged the basement or foundation?
  18. Ever had problems with insects, such as termites and spiders, or rodents?
  19. Older homes need to be carefully examined - Windows may need caulking or new sashes, bathroom tiles may need grouting, home may need rewiring (planning on a hot tub or sauna?), a new hot water heater, or a new furnace.

Once you have addressed the above needs, your next step in the purchasing process is to get pre-qualified with a mortgage company. This can be done over the phone or even online in a matter of minutes.

The way you choose to close a deal is crucial, each situation is different, are their multiple offers? can we negotiate a better price? what conditions are in your best interest? competition? Should you sell first or buy first, and what conditions should we impose that would be for your best interest? What benefits, and draw backs will each decision bring? Do not fret, because I have much experience with all the mentioned scenarios, I will explain to you step by step what we could do and, the implications associated with each decision. The way you choose to approach the deal is tremendously relevant. Making a wrong move at the end game could be detrimental to your overall well being.
